Abstract


Land price, one of the important factors in adjusting land use, has been regarded as the "barometer"’of reflecting the land supply and demand. Based on the influence of the land price urban on land use, this paper takes Urumqi as a study case, analyzes its spatial structure and space-time evolution tendency of land price, and obtains the dynamic trends and characteristics of land price by using the data of land-price dynamic monitoring sample points and transferring land market. Combined with the related theories of land price on land utilization, this paper has a correlation analysis of land price and land use under the limits of land natural and economic supply.The result turns out that land price is not only the main constraint on land use, but also one of the important factors of urban expansion. Rational utilization of the leverage of land price will optimize the structure and layout of land use and impel the intensive land use. Thus, sound land-price market mechanism should be established, and the land use planning and functional zones should be adjusted according to the land price, which will promote the optimized allocation and reasonable use of land resources. This paper has four sections:the first section contains the summary of research content, relevant theories and brief introduction of research area; the second section focuses on the spatial and temporal characteristics of land use; the third section analyzes the influence of land price on land use; the last section puts forward measures and suggestions on promoting the land use optimization.
