Beginning late in China, the research of the theories of real estate financing is still in its infancy, and especially for financing efficiency there has been lack of in-depth researches. The financing efficiency for real estate corporations is further complicated with the vast majority of our real estate business being small-sized and poorcredited,and the financial markets being undeveloped. At the base of these, the paper diseusses the improvement of the fmaneing efficiency of real estate enterprises, and gives some help to our country’s real estate enterprises.This thesis starts from enterprise, taking real estate enterprises as reseach object, based on the views of input and output, financing theory, information theory and efficiency, using mathematies economies and operations research knowledge, through the methods of demonstration analyses and criterion analyses, qualitative analyses and quantitative analyses, studies financial efficiency of our country’s real estate enterprised from theory and demonstration. Firstly, at the base of every views, it makes sure the financing efficiency meaning in this paper; secondly, at the base of supply and demand theory, from capital supply, capital demand and fmaneing balanee, the paper analyzes the principle of capital supply and demand in real estate enterprises. Then, gets the results of capital’ s absence for real estate enterprises. Third, at the above theory analysis, uses DEA method to measure and evaluate our country’s real estate enterprises financing efficiency. Fourth, at the principle of efficiency, discusses the different fmaneing mode choise and the way of improving the financing efficiency of real estate enterprises. At last, the results showed that, the whole fmaneing efficiency is low for the real estate enterprises in our country and a majority of the enterprises are obviously the un-efficent units. Most of the efficiency value of real estate enterprises with the characteristics of increasing returns to scale are relatively smaller, so it is should improve the financing efficiency of real estate enterprises by regulating the real estate enterprises financial management system and financial control and management, improving the organizational performance of real estate enterprises, setting up a good environment and atmosphere of knowledge innovation in real estate enterprises.
