Abstract


Public policy is effective modern government reached a basic form of social governance . With the comprehensive construction well-off society continues to advance the overall goal , which integrate social resources to solve problems in the process of social and public role has become more important . Affordable housing policy is a public policy is the Government to solve the housing problems of low-income families while making important policy is to strengthen the protection of vulnerable groups, an important means of family welfare , but also an important guarantee to achieve social justice . But affordable housing policy in the implementation process , but there are many problems . This article from the affordable housing policy implementation problems start agent theory , from a new perspective of the local governments in the higher levels of government and the people entrusted to double , run affordable housing policy that addresses the problems arising in the process agent , seeks to raise some fundamental strategies to solve affordable housing policy Nanyang ineffective implementation issues . This article broadly divided into four chapters : The first chapter is the affordable housing policy and related presentations principal-agent theory , this chapter focuses on affordable housing policy implementation , the three principal-agent theory and its premise and two models Nanyang City affordable housing policy implementation in. The second chapter is Nanyang City affordable housing policy issues that arise in the implementation of this chapter through 420 sets of Nanyang City, affordable housing real estate for sale on this case is to identify implementation problems and issues summarized. The third chapter is the use of principal-agent theory to the fitness room policy issues that arise in the implementation of the analysis , this chapter through three principal-agent theory premise ( interest objectives are inconsistent , asymmetric information, incomplete contract ) for the occurrence of problem analysis, to extract from fundamental to identify the causes of problems .
