Abstract


Our country to solve urban low-income family housing security issues is an important step in the implementation of low-rent housing policy , relatively low rents ordinary housing to low-income families . Reasonable certainty that the low-rent housing rental subsidies for the implementation of low-rent housing policy , the subject tries to selected factors , combined with the actual situation at home and abroad pricing theory research of low-rent housing , to establish a new low-cost housing rental pricing mode, to expect to be able to provide a reference for the government to develop a low-income family housing subsidy policy . Comparative analysis of the literature , that the low-rent housing rental subsidies can refer to the rental market rental pricing and affected by macroeconomic factors . The same time, by contrast to the low-rent housing subsidies , the implementation of low-rent housing policy that the government should be mainly in the form of rent subsidies . Based on this single factor linear regression analysis, the method of combining gray correlation analysis and multiple linear regression analysis to determine the price of the real estate market , local gross domestic product ( GDP ) , urban residents' disposable income of three factors affecting housing rentals factors, and the establishment of the rental market pricing models . The model Xi'an rental market pricing, and capture the Xi'an actual market rent sample data to verify that the model housing rentals better explanation . Combination of Xi'an low-income family's ability to pay and the current Xi'an standard rental subsidy estimates that Xi'an existing low-rent housing subsidy standards need to improve . Finally, Xi'an low-rent housing rent subsidy system present difficulties , the development of improved the Xi'an rent subsidy system needs to grasp the principle of ; sustainable development factor analysis of the impact of low-rent housing from the supply, demand and other impacts , proposed the implementation of inexpensive rent housing system and policy recommendations .
