The various risks in the property management, security management risk is one of the most important, how to take effective measures to prevent and control the security risks, the top priority is placed in front of each property management company. Residential residential property management services, security management is closely related to the lives of thousands of families, owners need a safe, harmonious and peaceful living environment, so essential to prevent security risks. Safety accidents, and cause great harm not only to the owners and their families, but also a serious blow to the property management companies, including the huge economic losses, a negative impact on the risk of legal liability and reputation. This paper a detailed analysis of the characteristics of the property management, the definition of the content and risk management process safety risk management system in the residential property management. The use of expert investigation method and reference method for security risks in the residential property management, risk identification, and then in accordance with the the FMEA method of analysis procedures, the establishment of a standard form of the severity, frequency, detection and assessment of risk factors, the use of expert scoring method , the weighted average method and questionnaire for each security risk scoring, correction, assessment, discharge level of risk, and recommend measures for high-risk security risks 11 Finally, the entire residential property management security risk coping strategies.
