Abstract


With the acceleration of the process of economic globalization and China's economic development , China 's real estate industry is showing an increasingly rapid development trend , as a capital-intensive industries , the development trend of the real estate industry to promote a strong innovation of China 's real estate finance . Real estate investment trusts (REITs) as an important financing channels of the real estate industry , a relatively new securities products in China has begun to attract widespread attention . Even experts predict : Real Estate Investment Trust of the twenty-first century will be the most important one of the financial innovations . The detailed study of the course of development of REITs , U.S. REITs established in order to obtain the tax benefits , the product of the development of the U.S. tax code change , belonging to the tax laws driven ; regions and countries as the representative of China's Hong Kong and other places , through the introduction of special legislation REITs in order to improve the market structure , optimize the investment environment, and does not require special tax incentives . Our country at this stage has not REITs in the true sense , but a lot of products with REITs elements in the feasibility study of the development of REITs in China , China has also the conclusion of the possible development of REITs . The basic framework are compared and analyzed by the United States and Hong Kong REITs successful theory and experience , combined with China's actual situation , the establishment and dissolution of the conditions on the organizational structure of the C-REITs , transactions, capital raising way to make a design . In addition , based on the analysis of the the success prompted U.S. REITs core factors , in-depth study of the core elements of the C-REITs . Finally, we selected three typical case of empirical research , the development of the C-REITs revelation . Through this research , clarifying the REITs product characteristics , the development process , and, ultimately, more comprehensive design of the development path of the C-REITs .
