Abstract


On the past decade, affordable housing system solve the housing problems of low-income families on social stability and harmonious development of the real estate industry and coordinated development of national economy and played an important role. The main purpose of affordable housing is used to solve the difficult problem of housing low-income families. In because affordable housing prices, construction area and other reasons, plus related housing security and the legal system of incomplete transactions, resulting in affordable housing transactions, there are many problems, such as duration of less than listed transactions, illegal rental, for business, illegal purchase, etc., so that affordable housing should be of economic value and social value by many people "question". Therefore, how to prevent, deal with affordable housing problems arise in the transaction to resolve the current conflict is a major problem. Author paper is divided into six chapters, the first is the conclusion, presented the background, the purpose, significance, research methods. The second chapter the basic concepts of affordable housing, characteristics, and affordable housing transactions on the concept and the role and legal relationships are described. Chapter III of the issue of affordable housing transactions and cause analysis, introduced trading of affordable housing problems, such as sales problems, problems in definition of property rights, the use of problems and transfer problems, and analyzed the causes of these problems. Chapter IV of foreign affordable housing management experience to run the relevant legislation. From the United States, Singapore and Hong Kong in China’s housing security system on affordable housing in our security system has some reference, but in affordable housing transactions not related to the reference. Chapter affordable housing transactions perfecting the legal system of measures, mainly from the Improvement of the transactions related to affordable housing provision and improvement of affordable housing transactions of laws based. Established a relatively sound affordable housing transactions related laws and regulations for affordable housing in our country for a long period of time, continue to bear to solve the difficult problem of low-income housing is very necessary task.
