Abstract


The real estate investment is a high-risk, high-income investment. In China, the real estate industry after 25 years of development, has become one of the pillars of our national economy. But in the process of development, there are many problems, mainly reflected in two aspects of strategic management and project feasibility studies. This article is mainly two aspects combined to study the strategic management of the real estate companies and project feasibility studies. First of all, the real estate enterprises, strategic management theory narrative. First analysis of the strategic environment of the real estate enterprises in China, pointed out that with the increasing demand of China's rapid economic development and the people, the real estate enterprises are faced with the great opportunity of development, however, lower barriers to entry due to the real estate industry, real estate enterprises accordingly facing challenge. With China's accession to the WTO, China has become a part of the international market. In order to gain a competitive advantage, to win the long-term development, the real estate enterprises must establish the concept of sustainable development strategy, and to accelerate the establishment of the company's core capabilities. Core competency is mainly reflected in market innovation, system innovation and technological innovation, and the formation of the core competencies match through the development of enterprise resource strategy, this article is the enterprise, the external environment analysis SWOT matrix. General competition and development strategies, real estate enterprise strategic real estate companies to develop an appropriate strategy should be based on its own strategic environment. The then theoretical feasibility study for the project are briefly described. Currently, some of the problems in China's real estate market, real estate development enterprises did not attach importance to the feasibility study before investment decisions. The real estate project feasibility study is an important step in the real estate development process of decision analysis, it is an important basis for investment decisions is a real estate development project. Through a comprehensive analysis of the development projects, demonstration, comparison and evaluation of the programs in order to ensure that it is technically feasible, environmentally allows economically reasonable, significant economic benefits. Strengthen the feasibility study in the real estate development process, can reduce the blindness of the investment decision-making, and the healthy development of the real estate market and constantly improve. The two articles in the last part of the combination of the basic program of strategic project feasibility study based on the sustainable development of enterprises and the problems that need attention.
