Abstract


Recently,the Housing Mortgage Loan Securitilization become a hot topic in China. But in fact, the securitilization of the housing mortgage loan is still at the stage of making experiments in our country. However, with the deepening of the system of housing reform,the steady promotion of the urbanization process and constant upgrading of people’s consumption structure, the demands of the housing mortgage loan will increase sharply.The structural contradiction of the short deposit corresponding long loan that the bank faces will be more outstanding.Inrinsic malpractice of single contribution of funds in our country will restrain the housing reform.Obviously,promote the industry of the house could not only rely on primary markets to grant the mortgage loan in a large amount.Securitisation of the home mortgage should be put into practice,the secondary market should be set up to ensure a long period of time and stability of the fund.The housing mortgage loan securitisation draw not only a perfect cooperates of indirect finance and direct finance,but also a cooperation of finance and house industry.It will deepen the further housing system reform of our country,improve the effective demand of housing market,train the new growth engines of the economy of our country, promote our country to build the well-off society.Therefore,promote the securitisation of the home mortgage not only have a very urgent need in our country, but also have very important realistic and economic sence.The clou of the paper is the choice of government’s behavior in the housing mortgage loan securitilization.Combine the housing mortgage loan securitisation modes of such countries as U.S.A.,Britain and Germany ,etc. I work over a great deal of questions of the securitisation of housing mortgage loan securisation in China.Firstly,the paper explained basic principle and the operation states of developed countries and regions of the housing mortgage loan securitisation,and find some lessons for our country.Secondly,combine the actual conditions of our country , explain the important meaning of the housing mortgage loan securitisation of our country and the main obstacle at present.Finally,structure a feasible housing mortgage loan securitisation mode according to the actual conditions of our country,and explain the government’s behavior in the housing mortgage loan securitisation.
