Abstract


Along with the development of social economy and the accelerating urbanization, coming with the environmental problems are increasing seriously. The second session of the National People’s Congress presented clearly that, environmental issues are the most important problems which need sparing no effort to solve. The development of real estate development is closely related to environmental changes, the environmental problems are becoming clear because of its extensive development mode. With the concept of environmental protection and sustainable development are deeply rooted in people’s heart, the Green ecological residence emerged naturally. The Green ecological house is the best practice of the sustainable development in housing industry, playing an important and positive role in resource saving and environmental protection in our country, so the Green building, the Green ecological residence have been widely concerned. Understanding the demand of green ecological residence is one of important segments to promote the development of Green ecological residence. Based on this point, the study use the mode of green ecological residential demand which is established by Chen from the point of economics to make the empirical analysis, further evident that the green ecological residence has a dual value structure and the demand of green ecological residence is affected by the consumer preferences and the confidence level of environment. In order to make it operable, improving the demand mode, apply it into practice. Taking Yinchuan as the research object estimate the green residential total demand of12th five-year pan period in Yinchuan. To provide a scientific basis for the supply of green ecological residence in the future.Four aspects are as following to studyThe first part:Analyzing the relevant basic theory and definition of the connotation on the green ecological residence. Including "the theory of sustainable development","the theory of green marketing","the theory of consumer behavior", and analysis the influence factor which affect the consumption choices on green ecological residence.The second part:Consumer preferences and demand analysis of the Green ecological residence. Through analyzing consumer preference of green ecological residence and consumer utility function theory, using the green ecological mode for reference which presented by Chen to evident that the green ecological residence has binary value structure. Using the method of quality correlation analysis by SPSS software further proof that that the demand of green ecological residence is affected by consumer’s preference and environmental confidence. Analyzing the main influencing factors and their influencing degree on the green ecological residential consumption choice by using the method of correlation analysis and stepwise regression analysis. AT the same time, in order to offer reference on positioning of the design, constructing, management,etc. Making a descriptive analysis on the green ecological residential demand structure to subdividing its demand structure.The third part:In order to make the mode of green ecological residence operable, add "Zero assumption" and "Average person assumption" to improve demand mode, and taking Yinchuan as study area to estimate the demand of green ecological residence in its.Combined with questionnaire data and statistical yearbook data of Yinchuan, according to the model of grey prediction GM(1,1),established the model population forecast in Yinchuan to predict the population in the12th five-year pan period of Yinchuan. Combining with the model of demand on green ecological residence predict the demand of green ecological residence in12th five-year pan period of Yinchuan, getting the results of prediction.The fourth part:Basing on the above research results, combined with national conditions and the actual situation of Yinchuan, presenting some practical suggestions and measures about promoting and developing the green ecological residence in Yinchuan, at the same time putting forward some operable suggestions about the development of green ecological residence in our country and the second and third tier cities.
