Abstract


The main body of the real estate investment market , the real estate developers, real estate development and investment decisions they made ??scientific nature have a big impact on the degree of market risk and the healthy development of the real estate will affect the sustained and stable development of the national economy as a whole . House prices volatile , and the large amount of investment , a long period , apparently irreversible . Irreversible investment decisions in the uncertain environment analysis requires the help of real options , real options approach to examine the real estate development and investment decisions , not only to provide guidance for the development of rational decision-making of real estate developers , and the use of the law of the market economy for government regulation of the housing market economic policy provides theoretical support , which helps to maintain a healthy and stable development of the real estate market . Visible , this study has important practical significance to the healthy and stable development of the real estate market and the whole national economy . This article on the basis of research results in the domestic and foreign scholars quantitative questions the value of real options in-depth research , discuss the value of the investment opportunities of the real estate investment projects in the uncertainties , combined with the characteristics of real estate investment projects , analysis of real estate investment impact on the investment value of the project construction period , the establishment of the evaluation model of the value of investment opportunities , and provide a new method for the real estate investment decisions to be generalized pricing model is easy to operate in the practical application . The innovation of this paper : ( 1 ) a systematic analysis of the meaning of real estate investment and real estate investment decisions , features , and summarizes the macro and micro effects of the real estate investment and real estate investment analysis of the meaning and main content ; ( 2 ) from a real estate investment projects characteristics , the traditional NPV method and its defects , leads to real options ; (3) in detail the development of real options at home and abroad on the basis of a systematic summary of the basic model of the real options analysis , and conduct in-depth research ; ( 4) option pricing model based on real options , and introducing the field of real estate investment , to explain real options specific real estate investment .
