Abstract


Since 1998, with the end of the welfare housing distribution, the beginning of the commercialization of housing, the Chinese real estate industry has entered a new period of sustained and rapid development. At the same time, real estate prices are continuously rising fast. Developers as one of the major players in the real estate market, from the perspective of sustainable development of enterprises of high prices unprecedented worried. Xiamen in the end there is no housing bubble? Housing bubble has evolved into a foam prices? What is the reason for the housing bubble? Regulatory policies these developers are eager to recognize problems during the project choices have what kind of impact? . The report from the developer of the actual decision-making needs to draw on the basis of theoretical research at home and abroad, citing the latest statistics, the use of quantitative methods, and empirical analysis of Xiamen price. Trying by this report attempts to provide an the prices early warning mechanism framework for developers choice. This early warning mechanism also has a strong reference to the role of local governments and buyers. This paper is divided into five parts. The first part is to study overview.
