Abstract


Diversification has been a business risk diversification, effective way to avoid excessive competition, but also the inevitable choice after a certain size enterprise development, enterprise suitability and how diversification has been the focus of attention of theorists and businessmen. Due to the downturn of the real estate market and an increasingly competitive market situation, the operating environment and functions of the real estate enterprises have undergone tremendous changes, order to avoid risks, expanding the source of profit, some real estate companies are also the first to start a diversified try pioneered to start five hundred thirty-two related diversification strategy, Everbright began to enter the transport industry, Country Garden massive attack on the entertainment industry, etc., which have had a major impact on the real estate industry, many real estate companies also began a diversification strategy planning. In the end how the trend for the Chinese real estate industry into a deep adjustment, the current overall situation of China's real estate enterprises to diversify, diversify what specific impact the financial performance of real estate companies, real estate enterprises in China specifically suitable to diversify, and how diversification have attracted the attention of the author. This paper first introduces the basic theory of diversification and corporate performance evaluation, and the positive and negative effects on a wide range of qualitative analysis; then from the point of view of the diversified relevant theoretical analysis of the characteristics of China's current real estate development industry and the real estate business in China , as well as the real estate business diversified motives, mode of entry and feasible way, and analyzes the development trend of China's real estate enterprises; discussing the advantages and disadvantages of real estate enterprises diversification, diversified real estate companies the relationship between management and the performance of the empirical analysis. In the empirical analysis, this paper selected 50 listed real estate companies as the research object, the corporate annual report released financial and operating data for 05-07 years model correlation theory research methods for the study of indicators, mean and regression analysis to visits quantity along with the relationship between the variables and quantitative expression analysis of the degree of diversification and diversification of the type of real estate business performance and financial risk. On corporate diversification and management performance analysis, this article is not only the sample overall diversification and management performance correlation analysis, and analysis related diversified real estate enterprise performance. Taking into account differences in the size of the real estate companies also in accordance with the size of the total assets of the sample enterprises scale classification, and analysis of the performance impact of the diversification of the large real estate companies and small and medium-sized real estate enterprises. Finally, the empirical results were analyzed, and the diversification of the current real estate enterprises through specialization and expansion of scale, improve core competitiveness through personalized conditions and industry characteristics, combined with careful diversified relevant recommendations.
