Abstract


Study of commercial housing price factors, not only for the production and operation of enterprises help to provide support for investors in securities and industry investment, but also to provide a reference for the government market regulation. This article is in the city real estate dynamics and the expected assessment model \commercial housing price influencing factors and future trends, and empirical analysis. The main research work are as follows: (1) building the Taiyuan commercial residential assessment index system based on theory and literature scholars, based on the status quo of the Taiyuan real estate development, analyzed the impact factors of Taiyuan price of commodity houses, including general factors, regional factors and individual factors, and, according to the construction of the Taiyuan commercial residential assessment index system. (2) build a the Taiyuan commercial residential hedonic price model based on housing hedonic price theory, combined with the status quo of the Taiyuan real estate development, commercial housing prices in Taiyuan City, the micro influencing factors empirical analysis. The results show that the Ring location (L), the floor area ratio (CR), near the Park (NP), property management fees (PMF), the building structure (BC) toward (T), the decoration the degree (DD), parking (P) and traffic conditions (TC) characteristics of the residential Taiyuan commodity housing have a more significant impact. Which, in addition to the Link location with parking spaces, two indicators of commercial housing prices plays opposite direction, the remaining seven indicators are positive direction of the impact of commodity housing prices, each residential characteristics of commercial housing prices in line with the marginal Law of Diminishing Utility. (3) Empirical Analysis of Taiyuan commercial residential macroeconomic impact of factors on the basis of qualitative analysis, the paper constructs a multiple regression model Taiyuan commercial housing price influencing factors of commercial housing price as the dependent variable, select the nine-demand factors supply factors and special indicators - output of raw coal as an explanatory variable, based on the Taiyuan 1995-2009 data, use measurement software Eviews4.0, the empirical analysis. The results show that the main factors affect the Taiyuan commodity residential price: per capita residential use of the area, the average disposable income per person, per capita consumer spending, the end of the total arable land resources, this year completed housing area, and raw coal production, per capita residential use area, per capita disposable income, the total arable land resources and housing prices at the end of a positive correlation, the remaining three factors, and housing prices were negatively correlated. The above study clarified the Taiyuan its main commercial housing prices affect the relationship between the factors, and to provide a reference for the coordinated development of government regulation of Taiyuan commodity housing prices and residential market.
