Abstract


Asset securitization is one of the trend and character of the development of international financial industry.In the western developed countries,after decades of development,securitization has formed a formal operation mechanism.The securitization assets have many kinds of products.And securitization becomes one of the most important financing tools in international capital market.It is important to introduce securitization into China’s capital market.It can help our capital market to improve resource allocation,push the financial reform in China, and provide opportunity to the development of China’s economy.But since it just the first step in China,there are many barriers in the legal system,tax,credit system in the development of securitization.It is a very realistic question whether the real estate assets securitization of China is feasible.There is motivating force of having securitization of many kinds of assets in our country at present.This paper focuses on real estate securitization.The paper introduces the theory and operation models of securitization,and compares the development of securitization between abroad and home.And then we pick up the problem that exit in the financing models in real estate industry,and suggest that we should provide real estate securitization.We also give some suggestions to the real estate securitization in China.
