Abstract


China 's national economic development real estate industry as an important pillar industry of China 's national economic development is of great significance . Real estate investment trusts (REITs) as a real estate financial instrument is recognized by the international community generally well-established real estate market investment and financing channels . With the strengthening of national macro-control , development of capital markets and real estate markets of their own development needs, the urgency of establishing China REITs increasingly apparent . In this paper, comparative analysis and case study analysis method, first the definition of real estate investment trusts , features and types are discussed , and select a representative REITs major foreign countries a comparative study ; Then the Chinese real estate corporate finance current situation of analysis, pointed out the existing problems and development in China expounded the significance of real estate investment trusts ; followed by paper focuses on the development of China's real estate investment trust status of the research and select a typical Chinese Real Estate Investment Trust Scheme case for assessment, do the organizational structure of the Chinese REITs choice ; Finally, the paper on the basis of the previous text on the development of Chinese REITs the problems put forward the corresponding countermeasures , including improvements in the real estate trust development policy and legal environment, strengthen the real estate trust products innovation, learn from the experience of mature foreign REITs model to develop the real estate trust specialized personnel training strategy.
