Abstract


With the introduction of the policy of real estate finance, how to solve the financing problems of the real estate development, explore new financing channels, the real estate sector, the focus of attention and urgent need to address the problem. Theory of existing domestic financing of real estate development enterprises are mainly concentrated in real estate development and financing of purely theoretical introduction, the business community is each new forms of financing to comment and presentation, and did not form a theory of the system of financing research system , and no real estate development companies in the different life-cycle operation mode of financing system. This background, the authors analyzed and categorized outside the real estate development business community more frequently mentioned in addition to bank loans financing methods, summed up the financing of real estate development enterprises in the different life cycle can be used from a theoretical point of view listed in the chart, the reality for each real estate development enterprises, national policies and appropriate selection. Firstly from the cornerstone of the theory of finance - the MM theory describes the general theory of modern corporate finance, then outlined the concept of real estate development and corporate finance, characteristics, factors. Secondly, revealing the problems in China's current real estate development and corporate financing, pointed out the necessity and importance to explore new financing for real estate development enterprises in China. The core of the article consists of two components: one is outside the bank loan financing analysis, pointing out what can be used for real estate development company, which focuses on the analysis discusses the listed trusts and REITs and other means of financing; the corporate life cycle of the 12 kinds of financing methods to classify, organize Table 4.2 - the result of this paper, and then under the table to find alternative financing at this stage small and medium-sized real estate development enterprises. The case illustrates the part to illustrate the results really can be applied in practice from start-up, growth and maturity of three stages. Due to space limitations and difficulties of data collection, each stage only a means of financing confirmed. The paper concludes that: the number of ways of financing real estate development enterprises can grow to a mature stage from start-up, followed by increased decline stage of financing can be used. Better operating results of real estate development enterprises in general than the operating results of real estate development enterprises in alternative financing more and better financing and refinancing. Therefore, the real estate development enterprises to strengthen management, proper use of funds, to enable enterprises to mature and to maintain good operating condition, and to extend the corporate life cycle.
