Logistics real estate development is the inevitable result of social development , but also the future of a form of the innovation and development of the logistics industry . Logistics real estate investors through effective and reasonable operating model to create greater profits and value is a topic worthy of further study , logistics real estate companies have to keep to maximize their profits through value innovation through reasonable and effective cost control and optimization , in order to achieve continuous development and innovation in the logistics real estate sector . By studying the relevant experts and scholars research , theory based on the theory of value innovation , logistics cost control and performance evaluation , logistics real estate value innovation ; explore the meaning and value of logistics real estate innovation based on four basic operational modes : real estate enterprise -oriented operating model , led operating model of logistics enterprises , cooperative operating model of real estate enterprises and logistics companies and third-party enterprise lead operation mode ; addition, from the perspective of \the development of the situation and the problems presented five major countermeasures : (1) the correct choice of the operating model of logistics real estate ; ( 2 ) to strengthen the demand for pre-market research and feasibility studies , to improve scientific decision-making ; ( 3) to strengthen the government policy management and guidance , co-ordination of land resources corresponding policies ; (4 ) innovation , improve management level and competitiveness ; ( 5) introduction of advanced management theory , strengthen personnel training of logistics real estate . Finally, based on the value innovation and operational mode of logistics real estate related theory , to build a logistics real estate supply and demand sides evolutionary game model .
