Abstract


Recent years, with the overall warming of the residential real estate market in China, the real estate industry is the rapid development of the national economy is an important industrial groups, to become the basis of the national economy, guiding and pillar industry. The residential real estate projects as the core element of the real estate enterprise development, not only play a crucial role in the development of real estate companies also play a crucial role in the national economy and housing the people living. The real estate industry has been hailed as the direction indicator of the economy, it has a thriving economy when slower than the speed of economic development performance, while the leading characteristics of the economy in recession, he. Each of the largest real estate companies in the economic prosperity, desperate enclosure Gailou do not need a scientific and rational planning and management of the system, can be highly profitable. This is the significance of this study lies. This paper first analyzes the development status of foreign project management maturity model, the results of the of understanding abroad in the evolution of the project management maturity model for each stage, and by comparing the various stages of the project management maturity theories and models analysis of the advantages and disadvantages of each model and the appropriate fields. Followed by analysis of the characteristics of the residential projects and the basic theory of project management, comprehensive study of the characteristics of traditional culture in China's residential project management features, describes the project management maturity model features suitable for our residential construction principle, combined with the importance of China's real estate residential projects management aspects and the residential real estate market in general tends to mature, build suited to China's residential real estate project management maturity model, maturity management classification by reference to foreign mature evaluation classification method, combined with our traditional concept of classification . Through theoretical study and questionnaire form again to build real estate residential project management maturity evaluation and the evaluation criteria, quantitative scoring of the Evaluation finishing building the fuzzy comprehensive evaluation model, the use of fuzzy comprehensive evaluation method residential projects of the real estate business management maturity evaluate the degree to which the maturity level to define the level of China's residential project management, this scientific and intuitive evaluation of the level in which the problems of the residential real estate project management, to provide a solid real estate enterprises to improve the level of project management credible theoretical basis.
