In order to promote the healthy development of the real estate industry, our government has been very active in taking macro-control measures over it, especially since 2003, the macro-control mearsures over real estate industy have became very dense and compact. And about the performance of those measures, domestic academic scholars have done many studies, and this paper is put forward based on the author’s analysis and thinking on current studies about real estate macro- control and the performance of it.Taking the theory of Market Failure, Disequilibrium, Government Failure and System as the theory base, the paper firstly makes an analysis on the real estate macro-control, basing on this, the paper then make analysis on the performance of real estate macro-control,considering the performance conclude four parts which are the heath of real estate market, the coordination with the development of national economy , social fairness, the protection of land and other resources. And then, the paper sets up the principles for indexes choosing,adhering to such principles ,the paper selects 34 specific indexes to built the index system of the performance of macro-control over real estate industry. Apart from that, the paper also proposes a mathematical model with the Linear Weighted method and AHP method to evaluate the performance of macro-control over real estate industry, and using this model, the author make an simulating evaluation at the end of the paper.
