Abstract


Housing mortgage loan securitization (MBS) in the current discussion of our country isin full swing. However, MBS in China is still in the experimental stage. With the furtherdeepening of China’s housing and relevant system reform, the urbanization is growingcontinuously and the consumption structure is upgrading, which is imperative to increase thehousing mortgage loan demand.Needless to say, it’s far from enough to promote the housing market just relying on alarge number of lending in the housing market. What’s more, a sound MBS market should beestablished in order to ensure the long-term and stable funding with secondary housingmarket.The MBS market, as a combination of indirect financing and direct finance as well as thecombination of the financial industry and the housing industry, contributes to the furtherdeepening of the China’s housing system reform and the increasing effective demand of thehousing market. In this way, it will have far-reaching influence on China’s comprehensiveconstruction well-off society development. Therefore, it is urgent for china to promote MBSfor its great practical and economic significance. The basic viewpoint of this paper is due tothe particularity and complexity of market failure and MBS itself, combined with the specificsituation in China as countries with economies in transition, the government will strengthenits work responsibilities, assume important responsibility of the development of MBS market,the development mode of the government leading MBS through to the end.
